New Delhi, May 24: The Kirloskar Industries Group is strengthening its presence in the real estate sector with plans to expand across multiple asset classes including office spaces, mixed-use developments, and residential projects.

The move reflects a broader trend among Indian conglomerates diversifying into real estate to capture long-term growth opportunities.

The group’s real estate expansion will be driven through its property platform, Avante Spaces, starting with projects in Pune, one of India’s fastest-growing real estate markets.

Focus on Multiple Real Estate Segments

Avante Spaces plans to build a diversified portfolio that includes commercial office developments, integrated mixed-use properties, and residential projects. The company aims to create a sustainable and resilient business model across different real estate segments.

According to company officials, the group will initially focus on leveraging existing land banks owned by the Kirloskar Group while also exploring external opportunities for future growth.

Pune to Be the Starting Point

Pune has been identified as the first major market for the expansion due to its strong demand for residential housing, office spaces, and integrated urban developments. The city continues to attract investments because of its thriving IT sector, manufacturing base, and growing urban population.

The company believes Pune offers long-term potential for premium commercial and residential projects.

Conglomerates Increasing Focus on Real Estate

The Kirloskar Group’s strategy mirrors a growing trend among Indian business houses seeking diversification through real estate development. Deepak Porayath, Chief Executive Officer of Avante Spaces, said the group’s entry into real estate is still at an early stage but the long-term objective is to steadily expand the portfolio across asset classes.

The company plans to evaluate opportunities both within group-owned properties and through external partnerships and acquisitions as it builds its real estate platform further.
